We believe you should know exactly what happens at every stage of your loft conversion. No mysteries. No jargon. Just a clear, managed process that delivers your new space on time and on budget.
Everything starts with a free, no-obligation survey at your property. One of our experienced surveyors will visit at a time that suits you — evenings and weekends included — to assess your roof structure, measure your space, and discuss the possibilities in detail.
We check the existing structure, the headroom available, party wall implications, and any planning constraints specific to your property and area. There is absolutely no pressure and no cost involved. Most surveys take around 60–90 minutes.
Within a few days of your survey, you'll receive a detailed, fully itemised fixed-price quotation. This isn't an estimate or a ballpark figure — it is the price you will pay. Our quote covers every element: structural work, architectural drawings, planning or building regulations fees, all labour and materials, and your 10-year warranty.
We'll walk you through the quote in detail and answer every question. Take as long as you need — there is no pressure and no expiry deadline.
Once you decide to proceed, your dedicated project manager is assigned and your project enters the design phase. Our in-house architects produce full architectural drawings, and our structural engineers produce the calculations required for Building Regulations approval.
We handle all planning submissions and council communications on your behalf. If your project qualifies under Permitted Development — as most do — we prepare and submit the Lawful Development Certificate. This phase typically takes 6–10 weeks depending on local authority processing times.
With all approvals in place, our skilled in-house construction team begins work. You'll receive a detailed programme of works before we start — so you know exactly what will happen each week. Your project manager visits site daily and is available on the phone at all times.
Most loft conversions take between 6 and 10 weeks on site, depending on the type and complexity. We minimise disruption to your daily life and always keep the working area clean and safe. Building inspector sign-off is obtained at all required stages throughout the build.
Before we leave, we conduct a thorough snagging inspection with you and address every item. We issue your final Building Regulations Completion Certificate, your 10-year structural warranty documentation, and all relevant certifications for electrical and plumbing works.
Your project manager remains your point of contact for 12 months after completion — if anything needs attention in the first year, we come back and sort it. That is our promise to every client.
No obligation. No pressure. Just a clear, honest picture of what's possible in your home and exactly what it will cost — guaranteed.
